Te Punga – Mount Albert’s vibrant, modern and stylish new community.
Introducing Te Punga, our masterfully planned development; with construction commencing soon on the first stage for 51 spacious, carefully designed homes in Ōwairaka/Mount Albert’s sought-after inner-city suburb.

Over the next 10+ years, Ngāti Whātua Ōrākei will deliver a new, masterplanned neighbourhood in the heart of Mount Albert. Stage One of Te Punga is a collection of 2-, 3- and 4-bedroom townhouses designed for modern Kiwi living, connected to nearby parks, paths and key public transport links.
Te Punga means ‘the anchor’, symbolising grounding, stability, and connection. These principles guide Ngāti Whātua Ōrākei as long-term kaitiaki of the whenua. Set within the wider Te Kukūnga Waka precinct, Te Punga forms part of a significant urban regeneration programme that will bring thousands of new homes to the Ōwairaka / Mount Albert area.
The masterplan prioritises stylish, modern and functional homes, shared green spaces, with easy links to Waterview Path, Te Auaunga / Oakley Creek, local sports grounds, Mount Albert town centre and a new pocket park at the heart of the development.

Infrastructure upgrades benefiting the wider community include:
Installation of 1.2-metre stormwater pipes to service new homes and reduce flooding in the surrounding area.
Construction of a new wastewater line delivered with Watercare to protect Te Auaunga / Oakley Creek from pollution and overflow.
Ngāti Whātua Ōrākei’s long-term aspiration is to deliver more than 350 homes across the Te Punga neighbourhood, beginning with a carefully considered Stage One.
Te Punga is part of the early stages of a wider urban regeneration programme across the area, expected to deliver up to 4,000 new homes over the coming decades. Future stages may involve partnerships as the masterplan evolves.

For Stage One, Ngāti Whātua Ōrākei Properties has partnered with renowned architect Cottee Parker and trusted build partner G J Gardner to bring the first 51 homes – combining architectural excellence with quality craftmanship and care for future generations.
Homes feature:
These homes suit families, busy professionals wanting low-maintenance living, and locals who want to stay connected to the Mount Albert community.
With construction underway, and more than 350 homes planned for future stages, Te Punga marks the beginning of a transformational new neighbourhood – one grounded in stability, connection and long-term quality.
The first homes at Te Punga are expected to be on the market by late 2026.
