A 2025 New Zealand Property Awards finalist Hawaiki, completed in late 2024, sets a new standard for community and affordable housing in Ōrākei. It was about more than building houses, it was about building homes.
Located on Hawaiki Street and Kupe Street, these 24 terraced homes represent an innovative housing model on the papa kāinga. This is part of our wider commitment to whānau to maintain our ahi kā – our long history and connection to our whenua.

Designed for families of all shapes and sizes, Hawaiki's one, two, and four-bedroom homes provide warm, healthy living spaces with a vibrant community just steps away. Each offers private living while also opening onto shared green spaces.
This design is the product of a masterplan which is deeply rooted in tikanga and developed in close partnership with Jasmax through extensive kōrero and workshops.
This has led to cutting-edge design, featuring sustainable materials, rainwater harvesting, solar water heating, and energy-efficient appliances. Each home offers private living while also opening onto shared green spaces.
Such thoughtful design positions Hawaiki as a visionary papa kāinga development, empowering Ngāti Whātua Ōrākei whānau to own high-quality, sustainable homes on their ancestral land.
Hawaiki also represents an initiative which pioneers a new pathway to homeownership, backed by a shared equity scheme and support from BNZ and Westpac. We've established a direct lending framework for whānau, setting a precedent for other iwi to unlock their whenua for similar housing.
By retaining land ownership and offering 150-year, zero-payment leases, we ensure whānau enjoy affordable home access and long-term security on their papa kāinga.
